Home Inspections are a crucial step in real estate transactions, where all parties will learn the home’s condition through these limited, noninvasive examinations. While inspectors once relied on visual evaluation methods to discover problems within homes, they now have a new state-of-the-art tool available to detect problems that would otherwise be missed. At Evolve Property Inspections, we offer thermal imaging inspections, which have revolutionized how we find issues using infrared energy. Let’s look at five potential issues a thermography inspection could uncover that might otherwise be missed.
An infrared camera, which we use in our thermal imaging inspections, can find problems that aren't always apparent to the naked eye. Every object with a temperature above absolute 0 will give off thermal energy, and our camera translates the heat signatures of objects into colors on a gradient scale. Accordingly, we can detect sources of energy loss with these inspections.
On the infrared camera, higher temperatures will appear as lighter colors, and lower temperatures in wet areas will appear as darker colors. This helps us locate areas of moisture intrusion where we might not usually see it. Early detection of moisture can help prevent water damage and mold growth.
A thermography inspection will help us pinpoint dangerous hotspots in electrical systems. Malfunctioning electrical components and faulty wiring pose serious threats to homes. These are problems that need to be found and addressed early on before they escalate into safety hazards like electrical fires and the risk of electrocution.
A couple of pesky issues that a thermal imaging inspection could uncover are wood-destroying pests and rodent infestations. Our camera may detect irregular heat patterns or even signs of damage typical to pest infestations, such as missing insulation or holes in your walls.
One of the most crucial issues infrared thermography can uncover is a flue leak in your chimney. These leaks can lead to carbon monoxide poisoning in your household. Carbon monoxide is a colorless, odorless gas that can result in debilitating flu-like sickness or even death in instances of CO poisoning.
