Electrical Infrared Inspections: Multi-Year Building Recertifications

Miami-Dade County has established a code that requires buildings to undergo a specific recertification process, depending on their age and location. Buildings located along the coast must complete this recertification process at 25 years, and buildings inland must do so at 30 years. After this initial recertification, the process needs to be repeated every 10 years for the remaining life of each structure. Why Are Electrical Infrared Inspections Necessary?

This inspection is necessary to prove that older buildings operating at 400 amperes or greater are still considered safe. A level II or higher certified infrared thermographer will be able to detect and recognize thermal anomalies in your electrical equipment with the use of special tools and equipment, as well as their expertise from years of experience. An electrical infrared inspection can identify hot spots that could be indicative of electrical faults from loose or deteriorating connections. Not only will the inspection establish whether your building is electrically safe for occupants, but it could also catch potential issues early and save you money on costly repairs and closures. 

What Happens if You Fail to Get Your Structure Re-Certified?

You will receive a notice when it's time for your building to complete its recertification and will typically have 90 days to submit the required information to remain compliant with the code. If you do not complete the process within the specified timeframe, your building will be transferred to the "Unsafe Structures" section, triggering the opening of an enforcement case. Your building's recertification process will then be monitored by the Unsafe Structures section and will be designated as unsafe. Furthermore, your building will be issued a notice of violation and will become subject to board-issued timelines for compliance and repairs, orders to evacuate, enforcement costs, and other possible actions.
