Understanding Home Inspections: 3 Key Questions Buyers Ask

One of the most crucial steps in a real estate transaction is the home inspection. Nothing will inform potential buyers of the home’s condition as much as a comprehensive evaluation. 1. What Does the Home Inspection Cover?

A home inspection is a limited, non-invasive examination of the condition of a home, where we will evaluate various interior and exterior elements. Your inspector will assess the home's HVAC system, plumbing system, electrical system, roof, attic, foundation, structural components, functional appliances, and other interior elements. On the property's exterior, we will look at the driveway, windows, doors, siding, gutters, grading, and framing, among other things. We will thoroughly examine the home's physical structure and major systems you wish to buy.

2. Are There Any Potential Issues the Inspection Won't Cover?

While our home inspections are meticulous, they have limitations like all other general home inspections. Home inspectors cannot inspect areas that are hidden or not easily accessible, such as behind walls or under carpets. We may observe signs of pest damage, but a dedicated pest inspection would be necessary to formally identify an infestation. Your home might also have other issues that need to be evaluated during a specialty inspection, like a sewer scope inspection, pool and spa inspection, or a mold inspection.

3. What Happens if the Inspection Reveals Problems?

Buyers are often concerned about their next steps if the home inspection reveals any significant problems, and a few options are available. You can request the seller to complete any necessary repairs before you close on the house, or you could negotiate a lower purchase price to cover the cost of repairs. If the issues are extensive enough, you may determine that the best choice is to walk away from the sale. You might decide that this home is not a wise investment for your family and has problems you don't want to inherit.
